The modernisation of the buildings in the occupied state included the concrete renovation of all arcades (covered, open corridor) with parapets, installation of new drainage pipes, new LED lights and the partial installation of new intercom systems.
This was followed by the replacement of all external doors and windows with triple glazing, roller shutters and moisture-controlled mechanical fans for minimum moisture protection.
All exterior walls were provided with up to 20 cm thick thermal insulation. Inclined insulation was installed to allow water to drain away more easily.
The attic (elevation of the outer wall that extends beyond the actual roof), lightning protection lines and securants (fixing points to secure workers on the roof) were renovated.
The radiators in all 120 flats were replaced, and the connected load of the district heating station was halved. Indoor bathrooms and toilets were fitted with an exhaust air system to extract the stale air.
The outdoor facilities were finally restored.
The building is in a sought-after location in Nuremberg’s Nordstadt.
Thanks to the heating with district heating and the energy renovation, the energy demand is very low. The building meets the requirements of EnEV 2013. This standard increases the energy consumption requirements of new buildings and modernised houses.
