181 new apartments: “Züricher Strasse Urban Center” construction project

WBG Nürnberg Beteiligungs GmbH is realizing the “Urbanes Zentrum Züricher Straße” construction project on the corner of Züricher- and Gerhard-Hauptmann-Straße in the Großreuth district near Schweinau. Five new buildings are being constructed here, comprising residential space, commercial space and social facilities. New amenities and an inviting design – including on the square around the subway station – will enrich the district in future.

The construction project will be realized with five, six and seven-storey buildings as well as an underground car park in the southern part of the site. The first floors will house commercial and public facilities, including retail outlets, restaurants and a daycare center with four kindergarten groups and two crèche groups. The upper floors will house 181 apartments, 99 of which will be publicly subsidized in order to create more affordable living space.

Construction is scheduled to begin in February/March 2025, with preparatory measures such as clearing and earthworks starting as early as the end of November 2024. Completion is currently planned in stages between May and the end of 2027. The “Nürnberg Großreuth bei Schweinau” subway station will remain in operation during the entire construction project.

The preparatory construction measures are being carried out in close coordination with the Servicebetrieb Öffentlicher Raum Nürnberg (SÖR) and other authorities of the City of Nuremberg and meet the prescribed requirements. Once the buildings have been completed, the outdoor facilities will be redesigned and numerous replacement plants will be planted along Gerhard-Hauptmann-Strasse and on the building site itself.

An important concern of the WBG is to keep noise pollution and other possible disturbances to a minimum. The work will therefore be carried out strictly within the legally prescribed times and with modern, soundproofed construction machinery.

Sustainability is a central component of the construction project. The facades of the buildings will be greened, rainwater will be stored on the roofs of the buildings and the underground garage in special retention boxes and used to irrigate the facades. In addition, the quarter will be supplemented by photovoltaic systems on the roofs to generate electricity. Bicycle parking spaces and pre-installations for e-charging stations will be provided for tenants.
