WBG Nürnberg Beteiligungs GmbH – a subsidiary of wbg Nürnberg – will build a new nursing home in the St. Johannis district in the west of Nürnberg. Subsidised flats will also be built, some of which will be offered as flats for senior citizens. The roughly 5,900 m² site is located in the immediate vicinity of Pegnitzgrund and borders Brückenstraße and Großweidenmühlstraße.
On the basis of a preliminary competition, the site will be developed with an ensemble of three interconnected cubic buildings with an inner courtyard. From the six-storey building in the north via the five-storey eastern wing – both part of the future nursing home – to the four-storey building in the south with the subsidised flats, the new building gradually descends in the direction of the Pegnitzgrund.
The greatest importance was attached to dealing sensitively with the planning and preserving a maximum of the existing tree population. In the interest of a high level of sustainability, the buildings will also be equipped with groundwater heat pumps and a photovoltaic system, thereby achieving the KfW Efficiency House 55EE level.
A fully inpatient care facility for a total of 122 residents will be created and will be based on the house community model. The figure includes 25 permanent short-term care places, a specialised residential area with 24 places for people with dementia, an offer for “younger people in need of care” with 15 places and 58 places for inpatient care. In addition, 35 subsidised rental flats will be built, including eight 3-person residential groups, some of which will also be occupied by Noris Inklusion as well as an underground car park.
In addition, there will be day-care facilities in the form of 15 day-care places and a public cafeteria. The dementia-sensitive design and the roof garden for dementia patients as well as the opening into the district make the facility a needs-oriented addition to the social environment. The facility is intended to integrate well into the neighbourhood and serve as a contact point.
The nursing home will be operated by NürnbergStift, a company owned by the City of Nuremberg. The new building became necessary because the St. Johannis senior housing complex (nursing home, retirement home and residential home) on Johannisstraße 33 no longer meets the legal requirements and will therefore have to be closed at the turn of the year 2026/2027.
Preparatory work for the new building is currently underway. Work on the building construction will start at the beginning of 2024, and completion is currently scheduled for the third quarter of 2026. wbg Nürnberg GmbH is investing approximately €51 million.

A pioneering, state-of-the-art facility is being created here for the benefit of the elderly in our city that will blend in well with the natural surroundings of the Pegnitztal valley. This means that NürnbergStift will continue to be part of the St. Johannis district,” says Elisabeth Ries, Nuremberg’s Social Affairs Officer and First Works Manager of NürnbergStift, on the occasion of the signing of the tenancy agreement in June. The basis for the signing was the approval of the NürnbergStift works committee as well as the resolution of the city council in March of this year.
