wbg Nürnberg GmbH Immobilienunternehmen will soon begin preparatory work on an area currently being used as a garden in the St. Johannis district in the west of Nuremberg. The roughly 5,900 m² site is located in the immediate vicinity of Pegnitzgrund and borders Brückenstraße and Großweidenmühlstraße. A new nursing home will be built. Subsidised flats will also be constructed, some of which will be offered as flats for senior citizens.
On the basis of a preliminary competition, the site will be developed with an ensemble of three interconnected cubic buildings with an inner courtyard. From the six-storey building in the north via the five-storey eastern wing – both part of the future nursing home – to the four-storey building in the south with the subsidised flats, the new building gradually descends in the direction of the Pegnitzgrund.
Great importance was attached to dealing sensitively with the planning and preserving a maximum of the existing tree population. In the interest of a high level of sustainability, the buildings will also be equipped with groundwater heat pumps and a photovoltaic system, thereby achieving the KfW Efficiency House 55EE level.
Preparatory work will begin shortly. This includes felling some trees that are in the immediate construction area and pruning trees and shrubs that will remain preserved. Most of these are not subject to the tree protection ordinance. After completion of the overall project, new trees will be planted on the site as part of the construction of the outdoor facilities.
Following the clearing work, excavation work will begin in the construction area and the soil will be removed so that building construction work can begin in spring 2024.
Completion is currently scheduled for the middle of 2026. wbg Nürnberg is investing approximately €51 million.
