With the "Wohnen im SchönLebenPark" project, wbg Nürnberg GmbH Immobilienunternehmen is constructing a five-story residential building with 34 rental apartments and an underground parking garage with 26 parking spaces at Ursula-Wolfring-Straße 9, opposite the Bertolt-Brecht-Schule, in Nuremberg-Langwasser. The model of price-controlled housing launched by the city of Nuremberg is intended to provide affordable living space and an alternative to income-based subsidies (EOF).
The new building features clear, contemporary architecture and an urban design concept that promotes interaction and neighborliness. A bright pergola along Ursula-Wolfring-Straße not only serves as access, but also as a communication zone. All apartments have private outdoor spaces: user gardens on the ground floor and balconies on the upper floors. A recessed penthouse floor on the fourth floor accentuates the building and blends harmoniously into its surroundings.
Economic Affairs Officer Dr. Andrea Heilmaier emphasizes the importance of the project for the city: "Affordable housing is a key location factor. With projects such as SchönLebenPark, Nuremberg is strengthening its social mix and creating opportunities for different income groups. This is important for sustainable urban development." "With SchönLebenPark, we are once again demonstrating our commitment to designing living spaces, home ownership, and rental apartments in a neighborhood. Our aim is to build contemporary living space that is functional, well-designed, and livable in the long term—for people who want a good home and a lively community in the growing district of Langwasser," says Ralf Schekira, managing director of wbg Nürnberg.
Heating is provided by underfloor heating connected to the heat supply of the neighboring student residence (Haus der Athleten). The energy comes mainly from geothermal energy, supplemented by district heating. A PV system supplies electricity for building services and common areas. Construction is scheduled to begin in the first quarter of 2026, with occupancy expected in the first quarter of 2028. The total cost of the project is around 13.5 million euros.
